Deck Staining by Beaver Wood Restoration

How We Stain a Deck — The Beaver Wood Process

A two-coat penetrating-stain application over properly cleaned, brightened, and moisture-tested cedar or pressure-treated lumber. Typical 2 to 3 day project for a residential GTA deck.

  1. 01

    On-site assessment and moisture test

We measure the deck, identify wood species, check existing finish condition, and test moisture content with a meter. Wood must be at 15 percent moisture content or below before any stain is applied.

  2. 02

    Cleaning and brightening

We apply a wood-safe cleaner to break down grey oxidation, mould, and mildew, then rinse at calibrated low pressure. A wood brightener restores the natural pH so the new stain will properly absorb and bond.

  3. 03

    Sanding and prep

After 24 to 48 hours of dry-down, we sand high-traffic horizontal surfaces, address any raised grain, and seal end grain on cut boards to prevent moisture wicking. The deck is masked off and surrounding plants are protected.

  4. 04

    First stain coat

A penetrating oil-based stain is applied to bare wood at the manufacturer-specified coverage rate. We work board by board with the grain, maintaining a wet edge to avoid lap marks.

  5. 05

    Second stain coat

Once the first coat has cured to the tackiness window specified by the product (typically 4 to 24 hours), the second coat is applied at half coverage. This builds the protective film and pigment depth that delivers the 3-to-5-year lifespan.

  6. 06

    Cure time and final inspection

Light foot traffic is safe after 24 to 48 hours; full cure takes 3 to 7 days. We walk the project with you, document the finished work, and provide written care instructions for the maintenance window.

What Deck Staining Costs in the GTA — and What's Covered

Pricing

$3–$6 per sq ft

What affects your final price:

  • Wood condition (greying, peeling, structural issues)
  • Existing finish — stripping a failed solid stain or paint adds cost
  • Prep scope — sanding extent, board replacement, brightening
  • Project complexity — multi-level decks, railings, stairs, lattice tops
  • Stain product tier and whether end grain sealing is included
  • Access — second-storey decks, tight property lines, plant protection

Free on-site quotes only — we do not quote over the phone. We assess wood condition, measure, and confirm scope before pricing.

3-year written warranty on workmanship

If the finish peels, flakes, or fails prematurely due to a workmanship or application defect, we will return and re-coat the affected area at no charge.

Covered

  • Premature peeling, flaking, or cracking of the applied finish
  • Adhesion failure attributable to surface preparation
  • Stain product defects covered by the manufacturer warranty (we coordinate the manufacturer claim)
  • Visible application defects — drips, lap marks, missed sections — flagged within 30 days

Not covered

  • Acts of God: storm damage, flooding, hail, fallen trees
  • Damage from heavy or improper use: dragged furniture, BBQ grease, ice melt salt, planter rust
  • Structural wood damage existing at the time of service that was disclosed in the quote
  • Normal wear in high-traffic walkways and stair treads
  • Damage to surfaces customer modified, painted over, or maintained against our written care plan
  • Cosmetic colour change from natural UV fade — within stain category, fade is expected and not a defect
  • Any work performed by a different contractor on the same surface during the warranty period

How to make a claim: Email or call within the warranty period with photos and a brief description. We schedule an on-site inspection within 5 business days. Confirmed warranty issues are scheduled for re-coat within 30 days, weather permitting.

Products we use

For all stain and refinishing work, we apply Expert Stain & Seal contractor-grade penetrating oil-based stains — formulated for the freeze-thaw and humidity conditions in the Greater Toronto Area. Expert Stain & Seal penetrates deeply into cedar and pressure-treated lumber rather than forming a film on top, so the finish renews with cleaning and recoating instead of requiring full stripping. For surface preparation we use commercial-grade percarbonate cleaners and oxalic-acid wood brighteners; for hardwood floor work we use commercial-grade polyurethane in oil-based or water-based formulations matched to your floor.

Took our 15 yr old front deck & made it look brand new again! Quick, efficient & when done cleaned up all supplies like they had never even been here! Definitely recommended & for sure will use this company again when its time to redo it!

Had an issue with my fence and deck. Another company told me I would have to replace it and it was beyond saving. So glad I got a second opinion. The guys at beaver wood saved both and it looks amazing. Company was very professional did what they said they would do and finished a full day before the deadline. Great company highly recommend them to all my family and friends. Before the problem gets bad reach out to the guys and they can save you a lot of trouble and money. That was surely the case with me.

Deck Staining — Questions Toronto Homeowners Ask

Our typical deck staining rate in the GTA is $3 to $6 per square foot. The final cost depends on wood condition, existing finish, prep scope (including whether stripping is required), and project complexity — multi-level decks, railings, and stairs add to the per-foot rate. A standard 400 sq ft deck typically lands between $1,200 and $2,400; larger or more complex projects trend higher. We provide free on-site quotes and do not quote over the phone.

A properly prepped two-coat application with our contractor-grade Expert Stain & Seal penetrating oil-based stain typically lasts 3 to 5 years on horizontal surfaces in the Greater Toronto Area. Vertical surfaces (railings, skirting) often hold up longer. Our work carries a 3-year written warranty on workmanship — if the finish peels or fails prematurely due to application or product defect, we return and re-coat at no charge. Hardware-store stains usually need attention within about 18 months.

Late May through mid-September is the optimal staining window. Daytime temperatures need to stay between 10°C and 32°C with no rain in the 48 to 72 hours before or after application. We avoid early spring before the wood has fully dried out from snowmelt, and late fall when overnight temperatures drop too low for proper cure.

Yes, on horizontal deck surfaces. The first coat penetrates and primes the wood; the second coat builds the protective film and pigment depth that delivers UV resistance and lifespan. A single-coat application is the most common reason a deck looks fine for one season and then fails — it is also the most common shortcut on cheap quotes.

Yes, with the right preparation. Going darker is straightforward — we strip and sand to the appropriate level, then apply the new color. Going lighter requires complete removal of the old stain back to bare wood, which adds prep time and cost but is absolutely possible for any deck in sound structural condition.
