How We Refinish Interior Hardwood Floors
Dustless commercial-grade sanding followed by multi-coat polyurethane sealing for solid and engineered hardwood floors.

Floor assessment and remaining-wear-layer check
We measure the existing wear layer, identify any structural board issues, and confirm the floor can take a full sand-and-finish cycle. Engineered floors are checked against manufacturer wear-layer specs.

Furniture removal and dust containment
The room is cleared, doorways are sealed, and HVAC vents are closed. Vacuum-shrouded sanders capture roughly 95 to 99 percent of dust at the source.

Multi-grit sanding sequence
The floor is sanded through a sequence of grits — typically 36, 60, 80, and 100 — to remove the existing finish and prepare a smooth, even substrate. Edgers handle perimeter areas the drum sander cannot reach.

Stain (optional) and seal coat
If recolouring, a stain is applied and allowed to dry per manufacturer specification. A sealer coat is then applied to lock in the colour and provide a base for the topcoats.

Polyurethane topcoats
Two to three coats of commercial-grade polyurethane are applied with intermediate buff-screening between coats. Each coat is allowed full cure before the next is applied.

Cure timeline and walkthrough
Light foot traffic is safe at 24 to 48 hours, furniture at 72 hours, area rugs at 14 days. We provide a written cure timeline at project completion.

- Cosmetic colour change from natural UV fade — within stain category, fade is expected and not a defect
- Any work performed by a different contractor on the same surface during the warranty period
How to make a claim: Email or call within the warranty period with photos and a brief description. We schedule an on-site inspection within 5 business days. Confirmed warranty issues are scheduled for re-coat within 30 days, weather permitting.

For all stain and refinishing work, we apply Expert Stain & Seal contractor-grade penetrating oil-based stains — formulated for the freeze-thaw and humidity conditions in the Greater Toronto Area. Expert Stain & Seal penetrates deeply into cedar and pressure-treated lumber rather than forming a film on top, so the finish renews with cleaning and recoating instead of requiring full stripping. For surface preparation we use commercial-grade percarbonate cleaners and oxalic-acid wood brighteners; for hardwood floor work we use commercial-grade polyurethane in oil-based or water-based formulations matched to your floor.
